We focus sealcoating on commercial and industrial properties, parking lots, and large pads. For residential driveways we recommend asphalt paving or chip seal — both are better long-term surfaces for the conditions in this part of Montana. What is chip seal paving and when does it make sense?

Chip seal paving locks a layer of liquid asphalt under embedded crushed stone for a rugged, traction-rich surface. It's the smart choice for long driveways, ranch lanes, private roads, and rural acreage where the cost-per-foot of full-depth asphalt isn't justified.

How long does fresh asphalt take to cure?

Light foot traffic is fine after about 24 hours, vehicle traffic after 2 to 3 days, and full curing takes around 30 days. Avoid sharp turns or parking in the same spot during the first few weeks while the mix sets up — especially in Montana summer heat.
